Thriving Criteria

We consider several things here, the first of which are our strategic objectives in terms of how we want our balance sheet to look. Once we decide on the asset structure we want going forward, we then analyze specific asset decisions. We do a very sophisticated internal return cash-flow analysis to decide on the types of investments we want to make. Similar to the process we use with acquisitions, it is a very complicated cash-flow analysis. It’s less complicated with a new building or something similar, but still pretty sophisticated.

If it’s a loan, you’re looking at the internal rate of return on that loan, based on the capital allocated. Bottom line, our approach is to look at the risk-adjusted return on capital.
